Got in the house today and the biggest problem is a basement wall crack which looks like a serious problem.
Have not done a house with this type of problems so not sure how much $$$ we are taking about.
Any ball park ideas are appreciated and suggestions of who to call are also appreciated.
This retaining basement wall is about 480 sq ft (60ft long by 8ft tall). This house is in East Cobb Marietta Georgia

@James Paisley opportunity is out there, I got one for $100k + $30k to fix for a $190k ARV. Just got to buy at market price and "build in" the equity or buy what the big guys are not willing to buy (hint: structure damage).

@Kyle SkinnerIMO you should go through the exercise of organizing materials SKU # and laborprice per square foot or what ever measurement once. If this was easy task that anyone could do with a template,everyone would be doing it and the profit would not justify the effort.keep educating yourself and gain access the files/templates here in BP and adjust them to your needs.

@Larry Turowski budget above. Yes it is epoxy flooring that can go over ether wood or concrete. I know these are not the usual materials used for a flip but I cringe when I am putting hard wood floors instead of doing something more exciting such as doing epoxy floors.

$25k is the budget.
SOW includs.
1. Pressure wash
2. Paint in and out
3. Shingles over existing roof
4. Possible granite countertops
5. Finish basement (acoustic ceiling )
6. Remove all carpet replace with new in bedrooms and hard flooring every were else.
7. Renovate bathrooms with new tile
8. New fixtures throughout the house.
Purchase price $105k ARV $190k
but i can get flooring work done at $1.5 per square foot were retail is $8 per square foot

Next month this entire house will be my canvas and my goal is to turn this ugly house in to a families beautiful home.
I would love your input as to what would you do with this house for each of the rooms (bathrooms, kitchen, family room, garage, driveway, sidewalks and patio) please include pictures, colors ideas, and SKU # is a ++. This home is located in East Cobb, Georgia. And the price point will be between $190k to $200k
My unfair advantage is my decorative concrete company so my big added value will be on the floors and concrete work (showen below) but do you think these upgrades will appeal to a large audience or will it narrow down my buyers prospects? I have never used my products for a flip i tent to stick with neutral cookie cutter stuff but i want to step outside the box for this one.
