@Megan Wakefield Multi family units in the 2-4 range will be tricky to find in Vegas. Most of them are in undesirable neighborhoods. If you do a quick search in the forums regarding this you can find a few investors that own some of these. You can possibly reach out to them, I'd tag em here but I don't know off the top of my head.

Las Vegas, short-term rentals—residential properties rented for less than 30 days, typically through Airbnb, Homeaway, VRBO and other websites—are only permitted if the property owner has a council-approved business license. Under a city ordinance, properties must also be owner-occupied, meaning owners cannot rent out entire homes or apartments, and no more than one short-term rental is permitted within a 660-foot radius.

There's plenty of syndicators in the forums. They usually post in the topics dealing with syndications and speak about their experience. You can click on their profiles and reach out to them if you see they have experience in prior syndicatons.

I don't think there's any syndications advertised within the forums though.

What resources are you using to scout the neighborhood?

It can definitely be done without paying a visit if you trust your team. But if it needs work I'd probably Wana go see it myself.

@Stephen Pettitt hey Stephen, how does your friend analyze potential STR's? Is it just using airdna? I've been wanting to try that niche as well.

@Mark Holmes Basically what Stephen said above. You can rent by the room if you occupy the home, you would also need to register the address and it needs to be a certain distance from the nearest other STR.

I'm assuming it'd be bad business for the casinos if they opened the flood gates

@Cynthia Alexandra Sanchez since you want to build up your capital I think it's best to house hack. As mentioned already it can be a SFH with an add-on, small multifamily, or a regular SFH if you don't mind having roommates.

Attend local or virtual meetups and put yourself out there stating what you're looking for. Networking can help you with that first step.

@Ray Gaulding not sure where you're located but I'd take a close look at St. George. Saw somewhere their multifamily occupancy rate was around 99%, which is insane.

@Wallace Pendleton you will find a bunch here on BP. They can usually be found in syndication threads discussing past experiences. Look at their bio, do a youtube search as some have been on podcasts. Don't be afraid to reach out and ask questions.
