I agree with this, ZOOM meetings for people in Ventura county and surrounding areas would be good to have.
I semi house hacked my SFH where i rented out a room that helped pay my mortgage. It's ok if it doesn't cover your full mortgage as long as it helps you SAVE, that's the point.

Once you find a property you can check out city-data.com and see what the median income is in the neighborhood where the property is located. Even if you find a property where the numbers make sense and it cashflows, it can be in a tough area where median income is below 40k. Aside from that the website has other great information, like crime rate.

My employer is no longer allowing anyone to pull out anything from their 401K. Seems alot of people were taking the max out. From the few co-workers i spoke with they paid off debt, or are holding onto it in case of a housing dip.

What about for multi-family? There's an 8-unit for sale off market, but the location seems to be a big no-no. Where do people go to work??

This happened to me last year as well, although my property is in Kansas city. My guess is the culprits drive around and target properties with FOR SALE/FOR RENT signs on the outside.
I decided to put a cage around the new one, i think it was about 500$ extra.
