I've listed my primary residence on there once when i was gone for the weekend, but i listed it like 2 days before and no one contacted me. 

In my area people say it's crazy successful and if you rent a house out you can make $300 a weekend.

I think she has a strong case to not pay the $6000 that she apparently "owes".

If this does go to court, and it might, I think she has a very strong case because I mean come on! She owes $6k in rent because she broke a lease? The landlord broke the lease also as he/she did not provide a livable, safe place! That's the way I see it but I mean anything can happen.

You are most definitely NOT too young!!! I got my first house at 25. A little older than you, but still renting to people in their 40s. 

Lay the law down with your tenants and don't deviate from your rules.

If they end up not respecting you (and some tenants will), they will respect the courts, and the sheriff.

Gosh!  A friend of mine sent me a link to this thread. When I saw the original post I didn't want to comment seeing as it probably ended sometime in 2011. To my surprise.....

I honestly can't believe that this happened. CAN'T believe it! 

I sure do hope you write a book about this ordeal and make sure to include the names of the tenants! If only you could call the Sopranos, right? :-D

Nice, sounds like you had just about every issue possible! I'm glad you said you expected it, most people would have thrown in the towel at this point. Water is definitely something not to be messed with and needs to be tackled immediately. 

I'm pretty sure the tile you have in the kitchen is the exact same tile I put in my guest bathroom in my primary residence. It's the $2.5/sq ft at home depot tile? It looks amazing and is of very high quality!

I enjoy doing renovations myself. It's nice seeing things come together and watching hard work pay off. As you know real estate is a long term game. Your hard work now will pay off!!!!!!

In my market when I was a tenant most places had first month rent, last month rent and a security deposit due when you moved in.

The issue I have found is that if you ask for first and last month rent, how much do you really have left to ask for a security deposit? It makes your rental less affordable if you ask for too much upfront.

What I do is ask for the first month and a security deposit. The security deposit is about equal to 1 month rent, but like everyone else was saying, don't make them exactly the same. 

On the lease I have a section explaining the security deposit and I specifically mention that it is reserved for it's intended purpose and is NOT allowed to be used to pay any portion of rent.
