I’m with uncle Paul. Buy a house in a vacation market and smoke the competition. You can’t learn to ride a bike at a seminar.

What @John Underwood said. You can get better numbers than they can with an hour worth of work.

@Angelica Hernandez
Your post doesn’t make much sense. Airbnb doesn’t care if there are two exits.
Was this woman your landlord? Are you airbnbing her property without permission?
No idea what’s going on here please elaborate thanks

@Indiana Eugenia Castillo self managing does not mean cleaning your properties. Ask yourself one simple question..... do you want to be a housekeeper? Or a real estate investor? Do you want to unclog toilets? Or be a real estate investor?
I haven’t spoken to my housekeeper in a month. She has the schedules. She’ll call me when she needs new sheets. That’s about it.

@Indiana Eugenia Castillo no property manager needed assuming you can find a house keeper that understands what you’re trying to do.
Good pics
Housekeeper
Airbnb app
Vrbo app
Igms or smartbnb
30 day free trial of beyond pricing
Decent phone
That's about it! I've got 5 SFH I spend maybe 10 minutes per week on each.

This topic is brought up on this forum daily. The regulars including myself frown upon it so be prepared. Just search the forum for "arbitrage" and you'll see 100s of posts. It can be done. It's hard work. It's not for me. Check out Brian Page of course. He was on a recent episode of Cardone Zone.

Couldn't make money on LTR in my market so I found an STR market I could easily manage remotely.

@Don Konipol hey Don! I don't figure ROI on STR. Did you put 10% down? 20? 15? Did you pay cash? ROI will make your brain hurt. I should also admit I'm not a spreadsheet guy so I probably don't have the answers you seek.
My concern is cash flow. If it'll cash flow roughly twice as much as my LTRs it's a winner. My STR market, for the most part, is all winners. A 2 bedroom will make the same as the next 2 bedroom and a 6 bedroom will make the same as the next 6 bedroom.
Here’s the catch..... You can’t put it with a PM and make money. You must set up your systems and put out the occasional fire. Again.... most of this is market specific.
So..... the question is not necessarily “how much will it make” it’s “is this business for me”
Thanks!

Airbnb types are seeking cheap and deeply discounted. Booking.com people pay a premium pricing and are good guests. I don't get a huge amount, but it is a good stream.
My secret is I use the one-hour window to allow cancellation. They made an error or are just confused, it weeds most of them out. I use strict / flexible cancellation policy. Any cancellation within 60 days I get the full payment.
I realize there are Regional differences. Booking.com leaves Airbnb in the dust in my area.
It’s been a few years but I found it to be a total waste of time. Perhaps that’s changed but it was enough to make me lose interest in ever trying again.

My husband, Scott and I, are pumped to be attending BP CON this year. Are any other STR forum followers planning to attend? This would be a great opportunity for us to meet in person. As many of you know, not only is @Avery Carl a speaker, but her real estate business is based in Nashville. She knows of a great spot that we can meet up. Please PM me if you are interested in getting together.
Hope to see you there!
P.S. I *heard* her husband @Luke Carl was buying the first round of drinks :-)
Actually we live in Pigeon Forge but yes we will be there and would love to meet up. But only if @Paul Sandhu is coming :)
