@Dennis Gallof I’ve been researching this a lot lately. Beyond seems to be the only pricing manager that integrates with both VRBO and Airbnb the rest only handle Airbnb. Wheelhouse said they’re “working on it” but you can integrate through your channel manager with a few extra steps.

Beyond comes with a (in my opinion) hefty price tag at 1% of gross revenue. But it is rather fancy.

Those of us that have been in the game for a while and had no other choice are used to doing it the old fashioned way. I can look at my entire year and plug in prices in about 5 minutes per property.

I’d totally recommend doing the beyond 30 day free trial and spend a bit of time obsessing. If you’re not dealing with 10 properties it can be done!

Learn from every single mistake and build a system so that mistake won’t happen again. I think it was a mistake to have 10 contractors bid the job. The economy is better than its ever been. Contractors are busy they don’t need you. May have bitten off more than you can chew with the rehab. Perhaps it’s not the contractors fault? 

Why it not turn it into a flip instead of buy and hold and hope you don’t lose money in exchange for the learning experience? 

Has to be some silver lining here!

@Steven Andrews The best part about STR is self management is easy from anywhere in the world IF you're in a heavy tourist market.

I think it's a matter of "we don't get out much" @Julie McCoy you've traveled, have passive income, and look at the world through a completely different set of eyeballs than the average Joe. It's a burden I also must carry. And I sure don't mind ;) 

To your point... My favorite is when they point out something that is in the listing 50 different places and then they message you the second they get there to tell you about this thing that they've already read about 50 times AND they talk to you like you've never been to or seen your property in real life.

@Gerardo Escutia if it’ll only get to 72 something isn’t right. I live in the south and I wouldn’t be happy if my hvac only went to 72. I’d call a different company. Any idea the serial number (age)? I don’t spend much money on Hvac’s that are over 10 year ago old. If it’s costing me more than say $200 to fix I replace it.
