@Matthew Dunn not to worry we’ve done this hundreds of times. I’ve got everything memorized right down to the exact brand and model of couch I like and whom will deliver it.

This market is 100% short term rental. The furniture stores only sell things to people just like yourself because there’s very few people that actually live here.

Happy to answer any questions you have! Good luck

@Paul Cox I’ve got a 2 bedroom that did 54k in 2018. Should be close to that this year too.

I’ve got 5 cabins with the same cable company as you and I have never heard of this and honestly I wouldn’t even know how I would hear about this as I don’t read emails or open mail from cable companies. I would get on the phone with them and ask questions. People constantly rip things off on the internet how would they even know? Isn’t everything free on the internet? There’s about 3 billion bands from the 90s that can’t make a buck because their music is free on line.

Call them and ask questions. Good luck!

@Jay Rogers congrats on your journey! You’ve got the basics. Get a WiFi deadbolt, thermostat, and camera. Hire someone to clean it. Put it on AirBnB and Vrbo and learn from your mistakes as you go!

@Maan Najjar depends on your market. If you were in my market I could tell you exactly what you need. Ask your realtor for advice.

@Carey Madigan what do you mean barnwood style? Would need to see a pic. Could just subfloor. I’d rip out the carpet and put down LVP and be done for a few years.

Another vote for Avery.

Cleaner will do hot tub.

Deadbolt, camera, thermostat, sheets, towels, rock and roll.

I do it! Not out of state but far enough It might as well be. I’ve got 16 doors in 3 markets and it’s really no issue.

I was hoping to ignore this post as I do regret posting it but it seems to have gained too much attention.

I DID NOT NAME NAMES.

The person who has since outed himself, I have reached out to and apologized and provided them with a plethora of new cleaners to chose from. He has ghosted me. I don't blame him.

Again. I didn't name names.

@Ken Latchers lots of moving parts here. Why not just put long term tenants in them and be done?
