Need more info but yes you should buy. 

BRRRR in my opinion is not much of an option in the current climate. Prices are high. And many folks think they can get an easy free house and don't realize they'll need, let's just make up a number, 150 grand cash to get this thing going and hope they don't make a mistake. Before you BRRR you should flip something with a goal of NOT losing money. Creating 20-25% equity your first time is just not going to happen.

My suggestion is find something that will or already is cash flowing 1% and buy it the old fashioned way with 20% down.

Don’t be afraid of bad neighborhoods. I love my low income stuff. It’s not for everyone but it works for me.

You’ve got to crawl before you walk. BUT you can go from crawl to run quickly if you read enough books.

@Eric Laakso It’s about the same as managing it from right next door. Unless you want to fix toilets. I decided a long time ago I don’t want to be a plumber I want to be an investor.

I’m writing a book on this subject it’ll be done soon.

You posted this on the STR forum so we're not the right crowd. Although I do own a handful of duplexes.

Anything sitting for 200 days has issues in this climate. Have you seen it in real life? It’s likely got more problems than you’re aware of. 

203k you are aware you have to live in one side? (Rhetorical) 

If it’ll rent for 2 grand per side go for it you’ve got nothing to lose except experience!

Not worth it in my opinion. It’s terrible for systems. Maintain website, block calendars, have them pay with PayPal, send them RA to sign and return. Too much time wasted to save 3%

Just get a url that drives them to your Airbnb such as the one in my signature.

I was told to go F myself by a guest last week. In his review he called me an S head. Honestly it was one of the best reviews I've ever gotten. Any sane guest can clearly see this is a totally irrational person. Not to mention the terrible grammar. Unfortunately VRBO took it down due to defamation.
