@Elijah Radford Nashville is one of the hottest markets in the world. There are of course exceptions to this rule, but cash flow and Nashville do not mix. I’ve got 19 doors and gross over 200k per year with JUST my 5 STRS (which are not in Nashville) and live 1/3 of my life in Nashville. Look elsehwere. Memphis has cash flow.

@Vee L. going to need more details here. Assuming the ones you already have a paid for no mortgage and they're owned by an LLC that shows a profit on annual taxes. Yes?

@David Olson Chattanooga has a TON of duplexes. There are a lot of neighborhoods that are made up of nothing but duplexes. Most of them built 50s-70s. Low income tenants. Low income isn’t for everyone.
