Don’t hire a service hire an employee.

Use turnoverbnb for the calendar or igms for all the dirty work 

One camera outside. WiFi thermostat. That’s about it. No big deal.

@Mark Miles I regret NOT buying a large house. I’ve got 5 small/medium houses and I wish I had 2 Big ones because they’d make the same money in my market and I’d only have 2 bookings to deal with at a time. 2 roofs. 2 hvac. 2 kitchens. Instead I have 5 of everything.

We're very clear about check in/check out time and the fact that they will get charged if they show up early or leave late. Do they actually read this info? Doubtful. Airbnbers tend to not read anything. 

It's very rare anyone leaves late in the properties I own/manage. If it does happen I hear about it because my cleaner is there and not happy. So I call the guest and tell them they need to get out because we're there to clean. They always apologize and boogie. 

Of course there is the rare occasion that they THOUGHT they booked more days and their time is up and didn't know it. That's always a fun one.

I'm not concerned one bit about mine. P Forge is a very..... "special" place. With more STR bedrooms than hotel rooms in the area, 13 million tourists and only 50,000 residents, it just makes sense here.

@Ben Glassman wheelhouse and beyond pricing. I use neither. Not worth it. I do it myself it’s easy and I’m better at it than any app.

I do suggest using igms but that doesn’t pertain to your exact question.

 I gladly pay a yearly subscription since they account for 95% of my bookings and they keep my calendar booked. The subscription is a business deduction.

It's closer to the opposite for me. My little cabins gross around 50k per year each but the majority comes from Airbnb. In fact I've never even gotten a 1099 from VRBO so the subscription isn't worth it for me. I pay less per booking since I'm under the 26k per year.

@John Underwood @Jason Allen. I did the math you’ve got to bring in over 26k per year on VRBO for the subscription to make sense.

@Roxanne McClain. You’ll want to talk to @Paul Sandhu about small town short term rental but what he is doing is not for everyone. @Julie McCoy is right the best STR market in the world is in your state.

Best part about STR is you can self manage from anywhere in the world. Find a property that will make cash and buy it.

@David Maranhas I can’t answer your exact question but it does raise some red flags. Why would you buy something only to rely on “some cash flow?” If you’re using a PM in FL you’re likely to be losing cash every month.
