@Manish Waj In my limited experience PCB is a break even area. If you self manage (which nearly everyone on this forum will recommend) you can make a few bucks. The condos on the beach are tough with the HOA and fees and non warrantable loans. If you're looking for a spot to enjoy a few times a year that'll break even or make a couple bucks that should be no problem.

I NEVER answer calls from guests. I’m not suggesting other hosts should do the same. I just know it’s NOT good for me personally to actually talk to a human because I’m not exactly customer service friendly.

My thought is.... you don’t deserve to call me. Hell even my mom has about a 50/50 chance I’ll answer.

I never answer numbers I don’t have saved. My voicemail box is always full. My voicemail says “text me” if a guest texts me I reply to them on the messenger. In the early days I accommodated text. If they start texting I find they won’t stop. I got so many texts from one woman on her honeymoon there’s no way her husband wasn’t p.o. I thought about sending her a bill for all of the therapy.

@Ty Cover I already said No Lol. I suppose there is a chance you’ll break even in the event of a bad January. Why would I have purchased so many if they lose money? I just paid my monthly taxes. My 5 cabins grossed over $25,000 in the month of June. Losing money is not an issue around here.

@Paul Sandhu is in Coffeeville Kansas. He’s the only person that has enough guts to actually live there. My guess is he was getting into the moonshine during his last post ;)

@Bobby Movva you can call me anytime number in profile. You can also see my properties in my profile. @Julie McCoy has one near a different national park you might talk to her as well 

As with any STR if you don't self manage you're not likely to make much money. The best part about them is you can manage them from anywhere in the world very easily. Again that's in my market I can't speak for others but it's not going to be much different.

@Bobby Movva my market is year round which is one of the many reasons it's one of if not the best STR market in the world. Jan and Feb can be slow but we maintain 86% occupancy year round no issues. TONS of threads about it ok BP just do a quick search.

Thanks uncle @Paul Sandhu you’re not too far off there are about 40 yachts outside my window right now and I’m currently on the radio playing Motley Crue \../

@Bobby Movva  GSMNP gets 13 million visitors per year and every one of them wants to stay in a log cabin NOT a hotel. Just depends on your market. I can’t speak for any other national parks.

@Bryce Bender you’ll need to talk to a professional about this (CPA) since you’re asking for legal advice. 

My OPINION LLC is worthless in your case unless the property is not leveraged. But even then the LLC won't be for tax purposes but for CYA purposes.

You do have to pay State Sales and City/County lodging tax every month or you’re breaking the law. (Mylodgetax.com) 

Find yourself a good CPA that OWNS vacation rentals and understands them. But honestly in your case turbo tax should do the job. 

Buy all of your supplies on amazon so your write offs are all in one place. 

And last but not least.... Read a book called Loopholes of Real Estate. ASAP.

@Josh Tyler Worst case they can do a market rent appraisal and give you 75% of what it will rent for LTR If you do an investment loan. If you're in a heavy traffic STR market like P Forge they'll give you 75% of STR because all there is is STR.
