The word “partner” also worries me in this scenario. It just sounds like 2 people with no experience and no money. Which is GREAT! There are ways to get experience and money. This is not one of them.

@Bob Mueller Jr. sounds like a money pit get rid of it and buy something that makes cash and rent something on the beach.

I get suspicious of any guest that wants to stay more than 5 days. Not common in my market. I’ve got one staying 9 days right now and she’s a PIA. Now that I think about it.... might be my longest stay ever.

@Adam Harper rental history in STR is generally not a good indication as to how much YOU will make.

More importantly.... Where is this property? Are you going to use a PM or self manage?

That was 6 months ago. 

No matter where your STR is there will be an occupancy tax. If you don't pay you're breaking the law. I paid $1200 in taxes this month.

@Steve Fitzgerald  @Julie McCoy is the only person I know of around here that has experience with NC.
