@Andre Crabb “What seperates those who fail or never get started” question 5 on every podcast. I would ask you how many LTRs do you have and are you less worried about them? But seriously.... if you keep the number of bedrooms small you’ll be fine. Groups of 20 might not go on vacation together, but couples, honeymooners, and small families will always figure out how to sneak away for $100 per night.

@Christopher Benjamin I do my analysis in my head because I have my market memorized and have either been to the property or can tell where it is and what it’ll rent for by looking at one picture. I have spreadsheets for month to month bookkeeping if you want those just PM me

@Austin Works these properties are all going to be functioning vacation rentals that are at market value unless you happen to find one that’s has been lived in and forclosed on but they’re rare and good luck finding a local contractor you can trust. They see any area code other than 865 and they see dollar signs $$$$ I would not suggest going this route unless you’re going to move in for a month and manage the rehab.

Why start with an attorney? Find a great agent and they'll make things easier. 

We couldn't make the numbers work in this area. We found you had to pay cash for the property to turn a profit. So we bought more cabins in Gatlinburg Pigeon Forge where the numbers work.

There are of course exceptions to the rule otherwise no one would hang out on the VR forum. Although I couldn’t get the math to work on PCB condos without paying cash.

If you want to be successful in this business you need an amazing agent. Or 3. Having this attitude and asking such a question you will not get anyone to work for you. And if you do they will be terrible. The question you should be asking..... if I offer my selling agent 7% will they work harder and get my house sold quicker??? YES! Although I’d be willing to bet you want to much for the house anyway. Pay your people extra if you want to succeed.
