I would list it at discounted rate and get it rented so it can start paying for its own remodel. Headline.... “NEW OWNER SPECIAL. ON THE LAKE!” Description.... “This property is priced lower than our competitors because it is out dated. It is being remodeled after the busy season. Please enjoy the home at this special introductory rate!” You’ll be surprised how quickly it books. Next year you will miss the days of not having to worry about your new floors. Good luck!

This is a class A house and neighborhood. He doesn’t have kids. He is not a minority and he’s not in his 20s. He’s 43. We’re not talking about section 8 here. I’m asking 1650 per month. 

It’s a tough call.

The credit check returned a burglary charge which I asked him about and he said it doesn’t exist. He also says he hasn’t had a charge since 2008 and the credit check (smart move) said there were a few in 2012. He also didn’t want to run his own smart move and tried to just run his new wife. I said you both have to do it if you’re both living there. She came back spotless.

Everyone is different. Me personally the smaller the better but zero bedrooms are hard to find. I have 3 2 bedrooms and 2 0-1 bedrooms. But plenty of folks have 4/5/6/7 and do well. Depends on PP and whether you’d rather have 4 small ones or 1 huge one. They put up big numbers and I self manage from a distance.

This is a single family in a fantastic school district the house is large and nice we actually used to live in it. Has granite new everything etc. It sounds like all signs point to No. We have been going back and forth about it for two days, meanwhile I’ve been ignoring other inquiries because I’m slammed with other houses and we’re moving.

Great job 809 credit score. 12 hits on criminal record the worst being battery with intent to cause physical harm (3 counts total) and Burglary of a Dwelling. Both of these were in the 90s. There was another battery misdemeanor in 2012 I’ve never been arrested I have no clue about any of this I had to google misdemeanor to spell it right. Interested to hear whether it’s no big deal or do not pass go. Thanks!

We looked at PCB and Destin. We could not make the numbers work. None of the condos are warrantable so the terms are terrible. The numbers I ran you’re lucky to break even. Come to the Smokys the returns are huge and there are less rules. We own 5 and we’re retired in our 30s :)

It won’t matter. If you’re self managing you can charge what you think you’re worth and people will pay it rather than dealing with some nation wide PM that’s never been to the Poconos and doesn’t care about guests. Just wait for the evolve owners to get sick of losing money and buy their houses.
