Nothing “works” better than anything else. You can try to make friends, you can get straight to the point, or you could just make offers.

I haven’t landed a deal yet, but have had good conversations, had people blow me off, some say they won’t sell, only to see the property listed with a broker in less than six weeks after the call, and some will give you good info.

I typically try to be honest and then make friends. I find that people would rather just hear how much I’d pay so they can say no faster. Haha.

Start calling and talking to brokers and find a couple that you click with. Call and talk shop to see what is selling, where the market is, and ask for some data. I have a couple that will send me the CoStar reports and that will help you get a sense for your markets/sub markets.

You can see who is buying and selling, what multiples they’re getting, and who is representing buyers/sellers. This will help you figure out values and who to network with.

Great post and helpful information. I’ve noticed some of the “better” flex/industrial space around my area has an 8-10’ skirting out of block.

Can this be done with the type of pre-fab building manufacturers that you’re working with?

The skirt seems to add value to the long term maintenance of the building and adds some protection in places where fork lifts or heavy equipment are used. Would you agree?

I’m trying to find out if the market rents are worth the investment and still in research mode for metal vs metal with block skirts.

 I think he’s describing a situation where he is helped by his brother. 

Provided OP can get a loan as a joint applicant with his brother, it will help him build credit and a track record, particularly if it is a small bank.

Someone on my area is doing the same thing and using the efficiencies as +55 age restricted. Their thinking is to make affordable housing for fixed income users.

Not many people I’ve talked to really like the deal, but this dude is smart and may be on to something…

I can't seem to convince our money backers to invest long term because we are still finding flips and it's an easy way to get in and out. If anyone wants to take the BRRRR strategy ~3-5 years, reach out and let's talk.

I’ve been going about this the analog way - find properties on the tax records, research them on fastpeoplesearch.com, smile and dial and text. 

Are either of these services good automating this system? I have bought lists from list source as a starting point, but not sure if these services require outside lists or if they help build the marketing list. 

I’m about to pull the trigger on launch control, but needing to figure out how contact targets are uploaded because it’s not clear from their marketing materials.
