I have personally met Michael Hoffman with SVN blackstream and he is one hell of a guy.
I also have emailed back and forth a few times with Scott Carter of The Real Estate Center and he has been outstanding as well.
Forum wont allow me to post their contact info but google will tell you.

What are your guys thoughts on this deal?
This is a 32-unit multi-family property for sale in Oklahoma City. It is completely vacant and gutted and ready for rehab. Estimates are $16-20K per unit for rehab. Rents will be $550+ per unit. ARV is $1.25M. Asking $350 plus $25K fee. Property was purchased from a hard money lender who foreclosed on it.

@Andrew Postell and @Shaun Weekes thank you guys. Sounds like I will make an all "cash" offer and then if we come to an agreement I will use my cash + hard money and then refi.
Thanks!

@Charles Wiegert thank you for the reply. I had a feeling that would be the answer. I will see if the sellers and I come to a price agreement and go from there. Thank you!
