Congrats on wrapping it up and getting it closed 

you need interior drain tile.  They jack hammer the floor and put in a drain tile to a sump pump.  

I put them in all my projects - just had one put a few weeks back figure $5-7K

First, leaving his tools is a rookie mistake.   Let him eat the deductible so he learns.  

I had drywall finishers tools stolen out of mine last year and it was an A neighborhood. 

Told them the same thing - don't leave tools anywhere. 

The alarm you want to use is simplisafe as the others have suggested.

Whats the latest on the pro desk discount at Home Depot -  on my latest project I have my GC buying a majority of the material as I don't have time to run around and source it but I still have to buy exterior doors, toilets, tub, faucets, lighting.   Is the threshold for the discount at th pro desk still $2500?

I would say no appreciation in Rockford.  Plus high taxes

Purely a cash flow, depreciation play.

Some nice stock though if you are looking for bigger Multi's.  I've seen and been in several 8+ units

My only advice is know your Farm area and hit it hard. Know the #'s. Understand what you should pay and the ARV. Start brushing up on repair costs. Don't be afraid to come in at asking price or over if the #'s work.

You have to be ready to produce an offer with POF in hours once a property hits the market not days.

Lastly I would recommend getting your RE License.  It will allow you to run the data you need to make the business decisions on offers.  Also allows you to put your own offers in and communicate to other agents on your time not someone else's.
