I'd say if you've struck out with 8 your probably giving unrealistic budget #'s or gave off a bad vibe. 

Are you experienced or is this your first deal?

the Finishes are dated.   It's looks like a 12 year old house From 2004 

Staging won't hide that.

And here's the issue you can't update it easily, It's going to run you probably $30K to repaint entire house and trim, spray all cabinets, retile all bathrooms and put quartz in kitchen and Baths and put in new appliances. Or just drop the price $20K and see if that will do it

One cheap fix would be to pull that carpet runner off the stairs

if you are gutting I would scrap the doors and go new less work for your painter and be can spray it like the trim

No big deal - ahhh no.  You can't sell a house with a toilet plumbed hot.  I hope it's an easy fix for you...

I can't drill as its on a french door.   I'll have to find some stronger double stick

What does everyone use on their door sensors?  The double stick tape seems weak in the system and is not holding on door moldings

I always stage - I have a line in the budget for it and I use a professional staging company.   Staging and Pro Photos sells houses Period it's worth the investment especially on higher priced homes

I would pull the hot water heat and put in 3 separate systems.  You will have to run ducts

Other option is just window units which is pretty common in Chicago rentals
