usually title companies have a form they want used as it specifically relates to title they are insuring

I would paint them white then add modern brushed nickel handles.

Writing offers takes time.   Unless your in a depressed market writing low ball offers is a waste of time and most agents won't put up with it.  I can only recommend you set expectations up front on all areas including price where you want to invest in.  Now if you want to write low ball offers to see what sticks then I recommend getting your license and writing your own offers.

depends on your ARV...if you do the drain tile...after that you could probably finish that basement for $12-15K. Framing, Electrical, Drywall, Trim and Carpet. If you heat it with a separate unit add $6-7K for furnace, ducts and A/C. Now the basement can be your Unicorn in a house that size and get a quick sale. But it totally depends on ARV. Personally I'm finishing all my basements but ARV's are all over $500K

Drain tile expense sounds high.  Get more estimates.  

as I read it $200K less the Sale price x 25% = amount due for loan mod.   Good news is 60618 is a hot area right now.  I would take @Brie Schmidtoffer to comp it and you'll get a good estimate 

in my opinion it's too far west with no destinations out that way.  I could be wrong but it wouldn't be my choice if I was betting on a neighborhood to turn

Huge proponent of it.  Staged houses in my area sell faster and at higher prices.  Highly recommend the investment.

I have Hardi going up on my current project and it isn't cheap.  Very expensive product and install but looks awesome.

If it was a rental I'd go with Vinyl
