yes per month. Again the water is metered so some see more some see less. 

Listings typically break out if the gas is separate and yes you will see multiple meters.  Lots of bldgs in Chicago are not separate and Landlord pays heat.  

one point garbage always was included in Chicago property tax bill but is changing to be charged on the water bill.  

I average $40 a door for water/sewer but others average less.  I heard some say $20 but I've never seen those #'s maybe that is single occupancy and not families 

I haven't got a bill with Garbage added yet but I heard it would be $10 per month

I use them all the time 

you have to take off the roof, raise the height by building up the framing then redo the ceiling and roof truss plus shingles 

I don't think a crane would work

never seen a stair code less than 36" wide with a height of 80". 

I'd tell them to take the $ off next months rent for their inconvenience

wanted to Check what others are paying for Red Oak 3" material, install and finish 

I'm seeing about $8 per sq on 2000 sq ft

Besides the networking and lead generation.  

Open a lot of doors and specialize in a certain area - "farm".  Be a subject matter expert in a neighborhood or suburb

Know the pricing structure in your area. Watch MLS daily and study comps.

Location and Price sell real estate.   Knowing your area you'll know what's a good deal, good location and what are dogs and why they are not selling

neither - get your criteria set and keep looking until the right applicant applies Based on your criteria.  Document everything
