pulling a chain link fence isn't a big deal they come out quick

I went through this last year and I was going to paint the chain link Black. I thought it would clean it up and look better than silver.   I ended up just replacing the fence with a board on board Cedar.

cheap = Craigslist with no insurance.  Have your GC bid the demo is my recommendation

I'd spray foam it then drywall over.  Who cares about the old architectural detail in a rental 

Then I'd put central AC in

No AC and No Insulation and you will turn tenants and have a ton of complaints.

what specific neighborhood?

If your trying to convert the attic the stairs will need to be rebuilt.  No big deal it's not a big job to reframe stairs.  

If your not touching the basement you don't have to rebuild the stairs 

I would just call the state and verify - I've never seen it with an LLC.

What you want to do with the License I do not think is possible but call the state to verify.

My understanding: 

Even the managing broker license is individual.   Keep in mind the Brokerage and Managing Broker License are not the same things.

The license itself can't be in an LLC / Corp but you can have commissions paid to a Corp by your managing broker. Have to set it up with the state

broke window?  If so Vinyl they are not standard.  You probably have to pull the sash and frame and replace everything.

If your only doing one window other option is pull the sash that is broke and take it to a glass and mirror shop

I operate in a similar price point in my projects  and I can tell you time and time again the staged house sells faster and for a better price.  

Not fun spending the $3K or so but at $750K and an open layout I would highly recommend it

2 questions - 

1. paint color in living/kitchen is that Agreeable Gray Sherwin Williams?  If not can you post color

2. Are those basic shaker style in Gray?  I'm doing the island in that color in my upcoming project

One suggestion - @ $750k may want to stage the property
