If you want to make your business model around Section 8 then I think there are several out there that do just that and are very successful.   I don't see any issue with that goal

almost all the contractors on my team flip their own houses.  Pretty typical business model

Get a clear answer on this foundation issue with 3 estimates.  This has the potential to sink you on profits if your repair costs are off.

I personally haven't read it but alot of people recommend @J Scott book on Estimating Rehab costs.  

I would probably start there.   

I base my repair costs all on my latest rehab pricing from the last project I do on any new deal Im analyzing.  So the real true answer is you need to actually complete a project and have your team set up to have a ball park on what you would pay in repair.  Now I always check my numbers on the next project again by getting more estimates to make sure Im still in line after I buy the house but Im usually pretty accurate on what Im going to pay for something.

Probably And I emphasize "probably" a sand, stain, and poly will take care of that

Easiest way to find an investor Friendly agent is to get your own license so you write your own offers and open your own doors.  

Good on the vacant.  It can be a complicated process to clear.

Sounds like your using a very inexperienced crew.  

Wish I could help but Chatham and East Side is not my farm area of the city 

if you don't register the property as vacant and it is you can have a lot of hassle.  You'll probably need a lawyer to clear it.

But 2 years is insane on a rehab.  Longest inspection time is about 3wks.  You have no choice but to wait

I would get it inspected.  

They could be as simple as just requiring surface injection by epoxy or could be major.

I disagree on your original approach so I'd cut her some slack on paying this months if she has never been late before.  

Im assuming your carpet had padding? Can never be saved when it gets wet. Should have pulled it up right away and she probably wouldn't have had to move out.  

Wet carpet if not pulled almost immediately...the smell is unbelievable.  I'm not surprised she left so yeah let her deduct the days she wasn't there. 

Pissed off by her attitude?  It will cost you a months rent and prob a repaint to put new tenants in.   I'd work with her as much as possible before lawyering up
