May want to reconsider the basic finishes approach.  I would chase your $1.1M comp. 

Also good reason to get your RE License so you can save on selling commission

Should be able to fit all duct work in the attic with a 3/12 pitch.  I think that is the best  place for it.  Will be tight to set unless you pull the ceiling drywall

 Cover it with 1/2" drywall

usually my carpenter pulls the roof off and any internal framing

The demo crew strips everything else.

replace them but not with 6-Panel (very dated) go with 2 Panel

Seems OK.  Cheap painters can kill a final product quick.  Don't skimp on paint
