Ok basic question - how are you buying B suburbs cash flowing $4-500 per month and paying a property free and clear in 7 years. My # says that is a $50k property. I suppose a town home or something? I don't see may SFR in B hoods in Chicago priced at $50K

I've been seeing $20-25K in Chicago. This would include permits, utility disconnection, debris removal, and site prep basically graded for the foundation crew to start pouring a new basement

When I spent time looking a few weeks ago people were killing it in Wicker Park and Lakeview.
Frankly I don't get the attraction when you can stay in a hotel for the same price with better amenities and location but I'm not the clientele
It's a good model. I'll be interested to see how your business is in late fall through April

I looked into AirBnB and I was shocked what people pay on that site in Chicago considering you could get a hotel for the same price in most instances.
So $125 in Humbolt...good for you.
Have you had any repeat customers? I know the reviews on that site are key to filling your property

Probably the last time that Roofer will want to work with you. If he is just a roofer they are easy to find. However, if you pull these tactics with other contractors they won't want to work with you again. Keep that in mind.
