What was the conclusion?  Did you sister in an LVL?

you won't lose on Oak Hardwood. It will attract renters.   I would avoid Pine and stick with Oak.  

Between tenants you can do a buff and reseal with Poly.  Doesn't require a full sand

Good report

Some minor but I disagree that this looks like a solid house

This place will nickel and dime you if you get a picky tenant in.

Granted your probably looking at about $5K to tackle it all but could be closer to $8K depending on the mold remediation.  You know about the mold and unless you tear it out it will be a major liability if someone gets sick and you knew about it in an inspection 

Being your out of state as I read in your other post you should plan on fixing most Interior issues to avoid calls every other day once a tenant gets in there.

absolutely NO bead board.  So cheap looking

I'd demo it and re-drywall it.  Be cheapest option

Personally I'm not a huge fan of the curb appeal and I've spent a lot of time in Austin...where does this fit in locstion wise to downtown ?

2nd floor finishes look good though.  

I know Austin is hot so best of luck

I always go to a kitchen cabinet store...the ones that carry cabinets from China that they build onsite they all have bathroom vanities.

For a 60" with Quartz or Granite including bowl id say your around $1100 materials not including faucet or install or tax

I doubt Home Depot or Lowes is any cheaper unless your gonna use laminate top

if it's city of Chicago expect $5k++ for 50 ft.  They run Clay by code and it requires a permit

Other burbs run PVC and it will be cheaper. Still probably requires permit.

I don't see cutting the tree down helping
