I use Simplisafe as well once the copper goes in.  Awesome system.

if you want to forget about it after it rents and keep long term tenantsI would replace the cabinets with an expresso shaker style Chinese knock down cabinet available in any major city.  I like Expresso in rentals as it wears better and easier to touch up.  You probably have 2500 in Cabinets.  Go with a cheap light granite - $1200 max and you'll rent that unit quick and for more money. 

As an agent myself the pictures look great.  Nothing in the staging looks out of line except I would stage the bedrooms.   

I think 250 and 254 price is the same buyer its not gonna do much for you.  Going at 249,900 might help

I think your main issue is no AC.  Someone buying a rehabbed house wants Central AC.  You have Hot Water heat so not much you can do cheaply.  May want to look into 2 Mini Systems like the Mitsubishi Units.  Get an estimate and offer it as a sellers credit if you want to move the property.

In my experience you need at least 60" for a double vanity to work. 

If its 48" I would do a rectangle bowl.  Get a 36" stock vanity and a 12" Drawer bank for either the left or right side.   Expresso with light quartz counter or White with Dark Quartz Counter.  Im partial to Sparkling White and Sparkling Black right now for bathrooms.

Your not an agent yet so then I would recommend contacting the new agent you are working though to structure the deal based on the local boards contract.

How are you putting an offer in?  Are you a realtor or are you using a realtor?  Dual agent?

Seems like a realtor would offer some plan to submit an offer in a local market like "California"

didn't realize the ARV was on the light end.

I'd still consider spraying the trim white and doing white cabinets if you are planning on replacing the cabinets.  

@Shawn West    I can't see the light oak trim helping the flip price.  I believe it would hurt it.  I'd spray it (no brushes) or rip it out and redo it with new MDF trim pre primed.   Might be cheaper to rip out and reinstall depending on condition.   Also bad idea on the light woods and light maple cabinets for the kitchen that style is out since like 2003.  Go white or expresso shaker.  Light granite or Quartz counter.  

Regarding the Vinyl - Shutters and a New Front door.  Flower boxes and landscaping will also help.  Too expensive to pull the vinyl if it's in good shape.  I'd never paint it.
