Is it in Chicago proper?  If so 50' wide is a double lot but does not mean it's able to be divided.  25 x 125 is std lot in City of Chicago

I'd probably go with a HELOC but I think max you can pull out is 65% LTV better to sit down with a banker and discuss options

Good points.  Appreciate your replies.  Funny thing is the Plumber im probably going with said he gets better deals on Grohe on Amazon than his supply house.

Current project is a gut remodel and 2nd floor addition.  I have 3 full baths to buy finishes for + Kitchen.  

Is it worth establishing a relationship with a plumbing supply house or should I just pay retail on the fixtures.  

Point of my question is, is there really better deals at plumbing supply houses than retail or online?  I've bought all my past material retail for other projects.

3 Tabs really cheapen the look but putting new architectural shingles on when you have a 3 year old roof is like burning money.  I'd personally probably leave it unless it looks really bad.

what is your relationship in the deal?

wholesaler or buying a property from another wholesaler.  Assuming your the wholesaler?

If you don't have POF you may be able to come clean and explain your biz model or maybe assign it to another wholesaler for a finders fee.

What neighborhood in Chicago?

Price seems OK.  I'd get 2 more estimates.   Especially since these guys are not busy and are itching to get your work.   Who is not busy right now??

Highly Highly recommend walking previous properties they have done.  This is all very basic stuff but can be messed up pretty easily if they aren't good painters or tilers.

Post: New Plumbing vents installed before or after shingles

Whats typical process order on new construction:

1.  Plumbing stacks go in after roof is closed in with Plywood but before shingles  (Plumber comes in after Framer but before roofer).  

2.  Plumber cuts hole in plywood for roofing vents and roofer installs collar flashing before plumber.  Plumber runs piping after roof is on?

3.  Roofer roofs right after framer and plumber installs vent flashing after roof is on.
