Way Too many variables but $70-90 is more realistic for a gut rehab with 2nd floor addition.  Can be cheaper depending on what you can save and finishes.

@J Scotthas a published book on estimating rehab costs that I've heard very positive reviews on might want to check that out

But to answer your question yeah you will want to get the house under contract otherwise you'll be wasting everyone's time.   You can get estimates during inspection period on contract

an extra $1K for granite over laminate you will probably get a 3-5x return.  I would never put laminate in over granite for a flip.  That granite will sell the house

I would replace the cabinets and put in granite even at a low ARV as it will sell much quicker

I think the new format is designed to allow for more ad space.

Its a huge fail in my opinion as the forum has now become very hard to read.   Im typing this on my desktop with a 27" Monitor and having difficulty even on that.   

Again, big Fail in my opinion 

Much easier to read and navigate before - I really do not like the new format

Also as others said its hard on the eyes even on a iPad

This is great point - a roof on a $7K will cost the same as $250K house in a different neighborhood. My repair #'s always hold. What I can't always make work are the comps for ARV. This will be the issue you run into trying to flip in these lower aquisition neighborhoods. People do it though just make sure your ARV is solid

Im gutting the whole house so I didn't pay too much attention just waiting on permits

@Chris Masons I have that exact same config in a property I'm starting soon but I'm gutting it. Mine is rentable as is though as there is no pink 

I would recommend you have the tub sprayed and walls as well then do what @Pat L. recommended and wrap the walls in bath with a one or 3 piece.  Replace the floor with a porcelain tile
