About $125-150 job

Lot of drama.  Your lack of effort to find someone to lay sod is not the tenants fault.  Need to keep the $100 discount until you have grass.

 No - Unless the house needs to be painted and they are painting contractors with insurance.

Get your RE License so you can start opening doors and understand the market.  As others have said you can flip in any market as long as the #'s work. 

And, don't be flipping your first property to far away.  Ex. if you live in Madison and want to flip in Oshkosh just because of #'s.   You will be there alot - you will spend too much time in the car and it will be tough to manage the project.

$400 in gift cards - I don't think it's necessary.  I would have used the $400 to pay the plumber a premium to get the water on that night he patched it.

I think it's possible to find a GC to run with your original plan if you add them to title. 

 However I like the suggestions better of a construction loan with hired GC as your profitability should be much higher in the transaction.  Why give up 50% of the profits?  

GC aside you still need to be very involved.  The floor plan, finishes, selling price will determine if you sell the property in days with multiple offers or it sits for months with multiple price drops.   If your not good at the finishes I would hire a design consultant to pick the finishes given the end sales price

this is a terrible deal from what you described.   $20K profit best case on a. $500K investment.  

Recommend getting your ARV determined and your repair costs solid before proceeding

Prob easiest would be to get your GC license and GC it yourself - cover your profit that way

Inventory is terrible right now.

I use J&K - they don't sell to the public though.  I am extremely happy with the quality of the cabinets.
