Congrats - nice to see it appraised out

85K had to be pre closing profit based on repair costs of $80K.  I'd like to see a little more detail on the #'s as far as actual profit after closing.

This looks like hard cost math only based on what I read (54K acquisition, 80K repair, 215K ARV)

Finance costs, closing costs, utility, insurance.....

$3K seems way too low for vinyl 

Should post some pics up so we can give a opinion.  Curb appeal goes along way and i don't see too many "white" vinyl sided houses in Chicago or ones that look good in white despite a power wash

POF from a hard money lender is useless in my opinion. As a broker I wouldn't accept it

I'd want a specific preapproval from a bank or mortgage company

Nothing.  I see no reason for it.  

Spring Market in Chicago starts in late Jan/Feb

Now is dead with the holidays.  I would personally hold off until Mid Jan.

You should have poured concrete 2 wks ago.  Now you may have issue until Feb especially flat work like a driveway.

seems like a lot of drama for some grass that died under a trampoline.  Your attorney definitely cost you more than the sod.   

Don't spend dollars to chase pennies in this business.

Its a numbers game for sure

One thing you really need to be careful about is not alienating yourself from other brokers in your preferred Farm.   If you are not a serious contender and just a time waster you will get that reputation quick and word will get around.  Its a small world out there.
