If your having issues getting properties as its too competitive I would recommend  getting your RE license.  It gives you an edge 

As far as discounts - you have to ask for them.  Also I would recommend buying materials wholesale - Cabinets are the biggest expense I save money by having an account with a wholesale supplier.

Fence the lot to stop the cut through 

 I would pull in a commercial broker on the deal.   We do that in my office.  If you need a referral reach out to me.

I'd move on, return the deposit and find someone else. 

Principle of the matter is great until you are evicting someone.   This is starting off wrong so I would exit the situation quickly.   Remember you a running a business.

It's very different and about 3-4x the cost of regular landlord or homeowner policy.   Check with any broker.  Zurich or JH Ferguson is who I've used in past for major rehabs/new construction

I use Quartz in kitchen and Powder and Hall baths.  Master Bath I like Carrara Marble 

This will work in 1.2M house.

I would tile under everything.  It will go quicker.  I don't see you saving too much going this route of patching with plywood.
