MRED prohibits sharing logon ID and Passwords. Any Realtor that gives this to a client is in violation of MLS rules.

I've seen it done and it looks ok.  I would personally drywall the ceiling

In Chicago I would say doubtful to be profitable.  I don't know NW Indiana 

Your risk in these C neighborhoods is comps/ARV and moving the property quickly. You can have any profits disappear quick on carry on costs and if you don't know your farm you may over improve to a point it won't appraise out or worse yet not get a buyer

you'd want to stud it out and insulate and drywall so there is room for mechanicals and the insulation is key.

On the outside you could cover it with 3/4" plywood, tyvek and the Hardi or Vinyl .  I like Hardi personally it has a more expensive look and good brand .  Other option Stuco.

I use it on my flips.  It's easy to install and works and there is a good App to control it.

Tell your contractors like I do not to leave any tools on site.

how's the floor plan?

I always say a house doesn't sell due to location, price, floor plan or finishes 

Also I'd be asking local brokers opinion on why it's not selling not a bunch of internet arm chair quarterbacks
