Good thread but with the maintenance sounds like you are running a Hotel. Sounds like very high maintenance tenants and repair bills for a Turnkey.
Rick is a great inspector I've used him several times.
One point I'll make to everyone I highly recommend 2 additional items you inspect for when buying these turn keys 1. Test for Radon. 2. Run a camera down the sewer line to check the sewer line to the street.

I would say just looking at the pictures and assuming Boston is similar to Chicago pricing you'd have at least $150K into after stripping it and all new mechanicals and exterior and that is NOT adding any sq footage
You'd need to pick it up for way less than asking

Best to get your contractor in get a firm repair cost, and make sure your ARV is correct. Also if it's your first deal make sure you have a firm grasp on the closing costs and RE commission. On an $800K property that can be $50-60K

I think you could fix the sprinklers still now. I just winterized my personal home last weekend and I'm in Chicago
I don't know how cold Boise is but if you run them, fix the leaks, and blow them out you should be ok

replace them with white vinyl double hung. Probably $250 window capped. Then throw an electric hardwired baseboard heater in the porch and you should be able to count it as MLS sq footage

Work backwards. You need to know the ARV after you finish the basement then the cost to finish the basement . Make the decision on the numbers

I never install - it's Personal choice what you may like: Front load vs top load. I'd say in my market it is 50/50 on completions that install before sale
