@Shari Lawson I am relocating to the area soon as well. I was looking for the exact same type of property, and I quickly found it is in short supply. I have observed that it is common for homeowners in the area to rent out a basement, so i have adjusted my search accordingly for my primary residence, and i am going to expand my search radius to find the multi-family Im looking for. 

@Martin Berkeley welcome to BP. It will always be beneficial to up your IQ on estimating rehab costs, and calculating the value of the home after repairs. If your credit score is not great, taking the time to improve it will save loads of money. This is really a question that can have a 100 page response.
