@Terrell Spence this is what pops out to me when I read your post. "it has been a week and iv yet to receive any phone calls from any sellers. so it seems iv hit a bit of a road block !" In my opinion a week is not nearly enough time for something to work. 

Your mind will make you want to quit every day, it wants to be comfortable, it wants to put forth zero effort. Those that let their brain tell them that something is a "road block" will most likely quit when things get hard. Those that train themselves to think of adversity as a challenge that can be solved with time,effort, and knowledge will have a better chance to succeed.

How many bandit signs did you place?

How many bandit cards did you place?

How many yellow letters did you send out?

Triple all of these, and give it a least 90 days or more to see some results

For someone on a budget, just driving around in neighborhoods looking for vacant or distressed properties can prove successful. Find the local title company that will send you a foreclosure list every month.  Check out the investors marketing on craigslist or similar sites, connect with them so you can learn more about your market, follow them on social media to learn more about them and how they operate. Attend the local investor meetups there will always be bits of knowledge you can use floating around. All of this in addition to your marketing efforts.

 The more you feed your brain, the more connections you make, the more action you take, the easier your business will become.

@Rick Santasiere I have heard of a company called "1000 calls a day" they handle everything related to the training and supervision of the VA's that are used for lead generation. I am not affiliated with the company so I can't vouch for any other the services.

If you were to hire one yourself, I'm sure that it would be just like any other employee, their success will depend on the training provided, experience, and professionalism of the individual. The site "upwork" is pretty popular with the VA community and might provide some valuable info that you seek.

@Brittany Stewart welcome to bigger pockets. The is a great place to be, and get some of the knowledge you are looking for. 

A good place to start is reading the free guides under the "education" section.

Then start attending all the investor meetings in your area, after you get an idea of which ones are bringing value to your life you can cut the number of meetings down.

The connections you make at these meetings will introduce you to the wholesalers, rehabers, appraisers, and others that may possibly let you observe them for a bit during the course of a deal they have going on. A "mentor" doesn't have to be a single person. you can pick up information from experienced investors all the time if you surround yourself with them.
