I have looked around, but have been unsuccessful in finding a local networking group specifically for new/soon to be agents in the NOVA/DC/MD area. If you know of any please tell me about it. Also if you are interested in something like this be sure to send me a message, as I want to organize it if one is not already available.

Also, what are some of the things challenging you as a new agent in the area? I

@Jerome Harrod II as always I think @Russell Brazil has some god advice. In my opinion a normal conversation where you ask questions that let the other person talk a majority of the time will get you more results than hitting someone with a canned speech. In my own opinion an "elevator pitch" is better suited for a product you want to sell as quick as possible because the potential customer is about to run away as soon as the elevator stops. Real estate is more about relationships that are built over a period of time. 

So if you're at a meeting and you overhear me talking about MMA, and you are genuinely interested in MMA introduce yourself, and start talking to me about it. Then I'm instantly going to think you're a cool guy, and eventually the conversation will get around to business and you can find out if I'm even someone you want to work with. If you don't want to work with me, no problem, you still leave the conversation with me thinking you're a good guy. Hope that helps :)

@Michael Roberts there is no one best way, everybody has their own preference. Its dangerous to make the preferences of others your own. The only thing that matters is what fits with your personal investing goals, and what you are comfortable with.  My first rental was thousands of miles away. I used a property manager that has good references from others in the industry. Never had a problem that the property manager couldn't handle. That worked for me. Maybe it will work for you too.

@Maurey Ficklin what does capitalizing on deals mean to you specifically. There are definitely some amazing stories on here, and having very specific plan from the start will help you write your own success story to share with others.
