I don't break out vertical costs only, so mine is an all-in development cost minus land.

$150 a foot gets me a solid, higher-end spec build that includes custom (painted) cabinets, wood flooring, good tile, grohe fixtures, Bosch or equivalent, nice tubs in all bathrooms, quartz countertops, solid doors, foam insulation, nicer windows, etc.

Where is warrants it and I put in even higher-end windows, and an appliance package upgrade. Maybe to $165 a foot?

For custom, all bets are off. We go much higher for some, or stay in the $150 range for our more budget conscience clients.

All work is sub'd out.

Land cost for most of my projects is about $600k right now.

I've started working on a remodel version and I've been recording (but not really posting) tidbits via iPhone in the field that are more focused. For example, one I've done is on things like rebar and steel plates in the slab.

Honestly the bottle-neck is my desire for them all to be fairly polished. Maybe I should get over that a little.

@Brennan Ross Hopefully there is some great info for you in those links! I've been a little quiet on the YouTubes lately, because as Manny correctly guessed, I've (and probably a lot of us) been busy. I do have a lot of videos recorded, sitting and waiting for editing, and I'm working on some new ones with different topics.

Really do check out my YouTube channel though. There is some really great info on it. I have two main playlists:

  1. I shoot videos of my projects, explaining what is going on, what I'm looking for, how I do things. These videos are usually pretty short.
  2. I host a monthly meetup and each month we bring in a speaker. We video it and post them. We've had some amazing topics and all of our speakers answer questions on their topics. The videos tend to be really long though. Some day I hope to go through and take each one and shorten into more bite size clips. That said if there is a topic that you are interested in, the full videos are very much worth watching.

I think it just depends on your market. If your results are in-line with the norm of the market, maybe it's worth $20k to stick with the current situation. If your results are not in-line with the norm and are costing (from holding costs) you more then your savings, then change course if you think you can increase your returns.

I agree, Independent is good. Frost does lending for new construction, as well. A bank will insist on a first lien and a personal guarantee for the loan.

@J. Martin this is shaping up to be an amazing event! I ran into @John Fedro the other day and asked him if he was coming and he told me he was. Looks like Austin, Texas is representing!
