Get best person in that will stay long term. Adjust rent over time. 

More rent from person who will damage property is not really productive.

@Danny Kaminsky my experience with Rent prices is also similar. I have never been able to rent at "rent estimate" provided by zillow and also seen that zillow zestimate changes every day and it follows what I list at. I am sure better model can be generated, however I think not enough data is available for it.

I will specifically be interested in accurate model to make better decisions on the purchase/sell or keep for rentals.

Zillow estimates are a joke no doubt. I have seen estimates change every few days in both directions. Often times they try to follow trends where prices are available, but lag the trend.

@Dmitriy Fomichenko, yes being disqualified is what is keeping me, otherwise I am ready to buy my note myself. I will try to contact the resources you pointed. Seems like no one wants to lend right now.

Zillow is getting strange day by day.  Many complaints against them, but right now they own the most viable properties frequented by renters and buyers.

Just to update. No not all keys were returned. Things were left in washer etc.

We decided not to pursue notice. Just the regular damage. Found tenant soon and moved on.

I always thought that no 30 day notice is necessary if tenant wants to move out at the end of lease term. However we were watching the COVID FAQ and it feels to me that 30 day notice is still required from Landlords. Is this still true for tenant.

Specifically we had a lease expiring on June 30. Our tenant told us early june that they will not continue next year but did not provide any date. We asked them to provide moveout date, so we can look for tenant. We followed up a week later and were told they are still looking. In late june, few days before the tenant told us they are moving out and to plan accordingly.


Now we are trying to find tenant. With the shutdowns and everything going on most people seeing the house want time to give notice to their current landlord. My question is -  can we recover this loss from tenant as notice pay.

i was also one of the victims of GEG. They now are.all working under new name sdirawealth. Beware of dealing with them. Any information of how to pursue the matter with them. It's nice to see you standing for your members.
