Grocapitus expects to have a total of six profitable exits this year, and expects to make investors about 38% IRR on those six exits. As they say, the proof is in the pudding.
I reviewed our current investor list and Harish Verma is not an investor with Grocapitus, he was an investor in Financial Attunement. With the data-driven approach Neal developed, Grocapitus has a strong track record based on the actual return investors received. I will update the table below with three additional exits by or before July 2022.

I understand Eric you are in same situation Neal was at Financial Attunement. You can always start another company and blame some else. Here are my questions.
Why has Neal not spoken against Financial Attnement?
Why is Neal still in the projects that he did not believe in, here are the updates I am getting:

I have much more updates that i can share if you are not convinced.
Why does Grocapitus and MultiFamilyU or any other Neal company not have any contact address on website? Hiding something.
How do you have same actors - Neal, IVANNIA NAVARRETE etc in Grocapitus and Financial attunement? And expect different results now? Its not happened with Morris Invest/ Growth equity group or anywhere else, I do not trust it will happen here. Its hit or miss.
If someone wants to still invest with Grocapitus, not my problem. i do want to highlight that people selling these will just claim they knew things were wrong and now they have corrected. Too bad you lost. Invest at your own risk.

In any case, I do believe that Mr. Neal Bawa will again change companies and distance himself from all wrongs done at Grocapitus. Its seems to be the MO, 3-5 years then new company. Grocapitus is already 3+ years, so probably 1-2 years more. Investors at this time should be extra careful.

This is typical sales tactic they use. They are sold out but can accommodate you if you act fast.
I agree with what you said. Good you did not fall for it like me (another project). Still waiting for it to start after 4+ years

Grocapitus is just a broker/facilitator. They do not have any management responsibility. They are benefited by you buying.

My observation is that SFM owner/manager in our area tend to keep the 1st term so that lease ends in Summer (June-August). E.g. in Dec, houses are offered for 6 months. In Oct, they are offered for 9 months etc.
What ultimately matters is it should work for Tenant and Owner/Manager. If you get a solid renter, willing to rent for 2-3 years and you do not want headache of re-leasing, go for it. If you get someone asking for 9 month lease, but solid renter or higher rent payment, go for it.
Things to consider in any decision are:
1. How likely are rents to increase significantly in years ahead. What will you loose by providing longer lease at fixed rate. What about the costs increase in terms of property tax increase (due to valuation increase, Parcel taxes etc), HOA dues increase etc. Are you ok to cover any increase in these costs due to inflation etc.
2. How solid is the renter.
3. How is the rental demand in the area. Cost of vacancy etc.
There are too many moving parts and you will quickly learn that at time things will be smooth, and at times there will be surprises and you need to manage around them.

Another day another disappointing update from Buffalo project from Mr. Neal Bawa and company.
Between August and Nov update, its hard to find any change.
Items in progress earlier, are still in progress. All timeline is now delayed by 3 months. In short no change.
Cash flow that was supposed to start in 2019, will now start "in a couple of years".
The only new thing is offer to meet with Neal Bawa. I don't think I will take that up. I have offered to help before, to which I got reply that best thing you can do is let us do our job. So please do that, no need to spend time talking to us and delaying the project another 3 months.
