@Josh Sparks I find your comments interesting. What is your experience in real estate, market value, etc? From another post of yours it seems that you are at the very beginning stages of your real estate career, still looking for capital and learning the ropes.  While this is fine, your assumptions and public comments are bold for your assumed lack of knowledge. Are you considering investing in a negative cash-flow unit? Is this more of an equity play? Are you confident in the appreciation of this location?

I agree with the other posts here. Negative cash flow isn’t the goal, I wouldn’t think. I do appreciate and believe in an equity play, but I would still want to break even with cash flow.

Awesome! Not sure where abouts in CA you would be investing, but many Californians turn to the Midwest being that CA real estate is un obtainable at this point. Midwest cash flow can’t be beat.

What other screening criteria do you look at? Employment history? Rents history? Credit history (not score)?

Good luck @Barclay Chan! I've been in the business for over 2 years assisting out of state investors. I would say anything coastal, remember your insurance will be higher and lenders might require hurricane insurance which could totally wipe your cash flow. I think the midwest is great, especially price to rent ratios. I know Cleveland is poplar. I am in Dayton OH and Kansas City MO.

I am boots on the ground here and can help analyze an area for sure. Independence has A-C grade areas. in my opinion, A is mostly home owner occupied area, newer build. B - mix of home owner occupied and tenant occupied. C - mostly tenant occupied, older homes. Through out independence you will see all areas.

Also be sure your lender can do 20% down on a multi. Most require 25% down.
