Well that was a lot to read.  Seemingly enough, after watching video footage, there was no evidence of the check being dropped at the hours stated. @Jay Hinrichs is absolutely correct. No PM has a 5 star review and never will. Rent is due, when rent is due and there is no steering away from that.

Yin did not buy property from USREEB. USREEBPM managed a property for her. USREEB had nothing to do with the poor rehab that was inherited.  Yin did not have an inspection done while USREEBPM was managing the property. Yin owes USREEBPM thousands of dollars for repairs made that she did not pay for.  Of course there is more to that story.

@Par Attaran Feel free to email me your concerns.  As you know, we have a very thorough tenant screening and background check but we cannot predict the future of a tenant.

@Jonathan Studdard I've seen investors benefit by building a portfolio of SFR, capturing the equity, and then purchasing a large multi family.

@Zachary Morrell I would definitely weigh your options. There are several ways to invest out of state. Turnkey being one (essentially hands off). You could find a realtor to buy a house off of the mls, find a pm and have them lease/manage for you. Or you could try and do it all yourself (find contractors, etc) Of course the last option would be the hardest being you are out of state and trust can only go so far.

I recommend REI Guard for insurance! Many of my investors use them.

We welcome investors to come visit any of the cities we invest in. Checking it out for yourself is fun and reassuring. If you don't have the time to do so, my company does a great job with photos, videos, inspections, etc to help you feel comfortable.  I'm in the Kansas City, MO and Cincinnati/Dayton, OH markets - Let me know if you need anymore advice!
