If it's negative cashflowing, why buy it. It must make you money from day one (if its a buy and hold property). My 2 cents on this.

I tend to stay away from any rental property below 15% ROI. I learnt very early on that even when you have 15%, you have all these costs that come up and you could be left with 10%. Which is what's happening here. If you haven't paid the deposit yet, maybe you could still look for a property with higher ROI that appeals to you in your neighborhood.

Hi @Christopher Richardson Thank you for introducing yourself. Congratulations on your rental property purchase. It sounds great. I'm purchasing my first SFH in Rochester NY and I'm so excited. I'm a foreign investor living in Dubai and although I invest in the Real Estate market here; it would be my first time in the US. My question to you would be, do you offer any loans to foreign investors buying real estate in America?

@Damion Hill Hi and welcome to the community. 

Your best education comes from this site. On top, you will find a button for education, click it and you have tons of reading and audio material. There is also podcasts that you can stream from your iPhone and blogs that you can access from anywhere. As for a mentor, once you find what you're looking for - example are you looking to flip houses, wholesale, buy and hold, etc. Then you will find your mentor in that category that fills your requirements. 

@David Traeger I had two companies contact me for the loan. 

Lending One and Civic Financial Services. They do lend to Foreign investors. You can find them on the BP Marketplace. I haven't used their services yet because their minimum loan requirement does not match my investment needs. Once I find a property more within their loan range, I will definitely give them a try.
