I have a potential tenant who wants to lease for 6months instead of 1 year, my standard lease.
I said the deposit is 1 month rent for 1 year. Now the potential is asking to drop the deposit by 50% (only half a month), because he wants to lease for 6 months. Is it fair???

What do you mean 3x rent? He is OK to pay 12 months upfront.
Why income flow is important even though he can pay for 12 months upfront for a 1 year lease?

Thanks for the update. The water source is $25K just to connect...I don't think I can build anything on it as it is zoned "open land".
I don't quite get it was community gardens are so cheap...~$20 to $30/year!

I am planning to rent a property in southern california. Here is the situation
1 - I only received 1 application after 6 open houses and dropping the price to market value
2 - the application is an artist and would come with his wife and 2 kinds.
3 - He is willing to pay 1 year lease upfront.
4 - He got convicted 3 times for drugs 10 years ago.
5 - Got commissioned now by a big city, but no other regular income employer.
Would you recommend I accept as he would pay the 1 year lease upfront? I could increase the deposit to 2 months? Other suggestions?
I receive a land zoned as open land recently. It is in an urban area in California. I don't expect we can do much with it....but typically....what are the options to monetize it? Can I place a mobile home on it even though it is not residential? community garden? art center for open air concerts or open air painting workshops? Other ideas?

I want to sell a land and the agent mentioned he would take 5% (2.5% for buyer/ 2.5% for seller). If he represents both, he would take 4%. Is it fair? Any other suggestion to negotiate the agreement with the agent commission?
The land will be a particularly difficult one to sell and I want to make sure he remains aggressive at selling it.
