Since the pandemic, I’ve realized how important it is to have cash reserves. I have two rentals and the majority of my reserves in the stock market.

I’ve refinanced both my properties saving me about $400/month total and started selling some stock to build up my 3+ months of reserves (the investments I’m selling have positive returns, I wouldn’t be selling at a loss unless I was absolutely in a crunch for cash, but I don’t want to be forced into that position).

This has definitely been an eye opening experience to go through.

I purchased my properties in my name then did the quit claim into an LLC without any issue.

My insurance didn’t go up and my rates didn’t change.

Upon refinancing one property, I had to quit claim from my LLC back to my name, refi, then quit claim back into the LLC which is a bit annoying.

For the second property I am refinancing now, I worked with a local credit union that I have a good relationship with and was able to keep refi with my LLC by using a commercial loan.

I had my attorney create the LLC but it seems pretty straight forward. I just filed the annual reports online and there's a $20/yr fee for each LLC in CT which is very reasonable.

So far I’ve received 5/6 payments and the 6th usually pays at the end of the 10 day grace period, but hasn’t missed a payment with me. These are C class properties and I didn’t send out any letters around COVID. We’ll see how things continue to progress. Hopefully we’re through this all soon.

I started investing in Danbury in 2018 and it's gone well so far. There's definitely rental demand, but like others said, you have to understand the micro markets and do proper screening for your tenants.

@Grant Rothenburger my first real estate conference was BPCon so looking to network with more investors and learn more about small multifamily investing (which is what I currently do), BRRR and small apartment building investing (which is what I want to get into next).

Also looking forward to squeezing in a bit of snowboarding while I'm out there.

Hi everyone, 

I'm Marc from White Plains, NY. I've been listening to the BP Podcast for awhile now and finally making the leap into the forums.

I'm a begging investor with two small multi-family properties in Connecticut. I currently work in digital marketing, but am actively investing in my free time. My current goal is to get 40 units in the next 5 years (I'm currently have 6). 

Last month I headed down to Nashville for the Bigger Pockets Conference and had an amazing time listening to all the presenters and networking with fellow investors. There was so much knowledge in the room and so many people sharing ideas, it was an incredible experience and I can't wait for next year's conference!

Looking forward to meeting other investors on the BP forum and sharing ideas and strategies.
