Rents for $2,250/month. This is verified and we've rented 4 bed properties for this price in this town before. We have a contractor that can complete the rehab, we have leasing agents that will get it rented and we offer management at 9%.
Taxes are not cheap in this municipality and they are currently at $6,600/year. Net rental income (not counting repairs/maintenance/vacancy/lending costs) is $20,400. Property needs about 45k in rehab.

2. Living room has laminate flooring. We don't put laminate in kitchens. Laminate doesn't do good if spilled on.

@Brian Pulaski It did not include: holding costs, closing costs (buy and sell), or commissions (ours are highly reduced for clients on the listing side). Yes even with all of these costs it was very profitable. Thanks!
