Hello BP,

Sorry if this question might be repetitive. I was wondering what everybody's experience has been with partners/Family/Friends when it comes to rental properties. There is a couple people close friends and family that have asked to "partner up" on the next property. I kind of of like the idea of splitting the down payment but that's about it. Is there any other draw back or positive that you guys have ran into?

Nice to meet you. I am located in California and moving to Alabama later this year. Also looking to invest in the huntsville area as it looks like it's one of the fast growing cities in the US this year.

@Joseph Agins

With rates as low as they are. You could do a 25 year and still keep your amortization front loaded with principal.

 Nice to meet you Tyler! Yeah hopefully I can pick up another one here soon. Have you invested in Opelika yet? What are some of the areas you like here in town?

Hello BP,

Purchase my first property in Auburn Alabama! . Currently live in California but will be moving to Auburn this October. Currently renovating this property in the mean time and think about either living there or renting it out. At the same time also looking to get another property in the area and ready to pull the trigger whenever a great deal arises. Love the potentiometer that the Auburn/Opelika have. Even though there has been massive growth, I believe it’s just the tip of the ice berg.

Looking to connect with investors, realtors, and especially contractors. As I have not had the best of luck of yet with mine lol.

Also looking to see if there is a good short term rental area. As the town revolves around college football.

Either way looking forward to connect with you all In The Auburn/ Opelika area.

Remember sourcing and purchasing is the easy part, then you have to manage the asset for all time, so be ULTRA sure about your choice of location. In going out of state you essentially can choose any area, but probably best to choose somewhere you have ties to. After that, work on developing your core 4 (agent, contractor, lender, prop manager). If you're going to the area frequently, ex to visit GF's fam, this will be a lot easier.

I took a quick look at Auburn and it does seem like a 1 horse town, no offense. However it is about 1.5 hours from Atlanta, which known to be a particularly good investing city. If I had to guess, you probably fly into Atlanta to go to Auburn anyways. I'd look at the SW suburbs of Atlanta. That way you'd benefit from the great fundamentals of the city, and also your ties to the area/ access to local knowledge.

 Yes it is a pretty small town, it does have a large college population. I don't know how much Covid has affected their attendance and maybe most of states students are back home studying. I do fly there multiple times a year into Atlanta so looking at the surrounding areas is a great idea. I really love the Auburn area and believe in the market, just hesitant as I am so used to the california market that is always appreciate at a fast pace.
