There is no such thing. But you can focus on a state and make that area "Your Unicorn". I personally love Alabama.

Seems a little high. That could be due to to a couple variables like FICO score, LTV, and the rate. With the loans I am originating those cost can get you a rate in the 3s with points. Another reason they are high it could be that it is an FHA loan.

You don't have to, but that's how the market is set up right now. That does not mean you can't find a home where you can get an offer accepted with a appraisal contingency, the probability is just very low right now.

Like @Brenden Mitchum mentioned house hacking might be the best entry point into real estate investing. Some States even have programs where they require 0% down payment if you plan on living in it.

What I would do first, would be to house hack using your VA loan. If you have a VA related disability of 10% or more even better, as you will exempt from the VA funding fee. After that you will still have around 300k left over to invest as you wish. Thank you for your service as well!

You can use a lease agreement + 12 month payment history this will also omit your mortgage payment on the investment property thus lowering your DTI
