Hit the phones and find some off market deals. Or go to New Bedford or Fall River. There’s deals in Providence, I just wish the local gov supported business growth and development a bit more there.

My belief and opinion is that if you buy cash flowing rental property in solid neighborhoods, that the inflationary period were about to hit will only increase rents and home values over the long term. I’m personally not buying properties to sell tomorrow, I’m buying properties so that in 30 years I can wake up and have a cash cow fully paid off that just so happened to double in value and double in rents. Timing the market is risky business, but fundamentally stable assets.

Tile lasts longer but is more expensive for backer board and tile and labor while LVP is cheaper and can be installed $2-3/sqft + ~ $2/sqft for material. If you’re refinancing a tile vs LVP won’t make a big difference.

ADU route will be easier. Most are grandfathered in after a certain year.

You can search realtors in BP database. You can also search on Zillow for top agents in that city. I would recommend using an agent instead of a wholesaler if you need someone to hold your hand on the out of state process. Just my $0.02

I recommend getting your credit straight. Start working on that now asap as it takes 1+ year sometimes to get it back. Also start saving. Then you can use LimaOne for your first deal and they’ll fund rehab and purchase up to a percent.

Wholesale where you know the market best. If you’re in Cleveland start there and then outsource and grow into other markets. Or just get your real estate license and start brokering deals and paying yourself commissions to find deals. Wholesaling laws are pretty standard here vs other states. Don’t do CA or IL.

East side is more stable growth of Providence from what I’ve seen by Fox Point and Miriam. I like the south by the park too.
