I see many properties that are 2/1 or 3/1.  Should I stay away from these and only consider purchasing properties with at least 2 baths?   the idea is that if there’s only 1 bathroom then if it clogs it’ll be a huge hassle for the tenants and for me the owner.  Thoughts?

@Nicholas L. brand new to real estate investing!  should I avoid Sub-to?

I've never done a Sub-To deal before. Anything i should be looking out for when doing a subject-to deal?  what are the main "gotcha" that I should be on the look out for?  

I'm under contract on an older-home.  Like early 1900's in Florida. Home inspection completed yesterday.   The 2 main issues are that there's a leak in one of the bathrooms that is causing water to flow under the sub-floor and into the crawlspace.  Also, the home has some cast-iron piping that is mixed in with newer PVC piping. I think all the cast-iron piping would need to be replaced.  Also, I ordered a sewer scope and they could not get the scope all the way through to the main sewer line because of some blockage so i have no idea if the main sewer line looks ok

.  Also the inspection photos show some of the roof joists look like they're partially cracked.    I'm a first time investor, and all these things are adding up to be a huge headache and source of anxiety for me. SHould I just pass on this old property and look into new construction?   Real newbie here need advice! 

Doing a home inspection on a potential investment property. They found wood destroying fungus was found in the sub-floor and the floor joists in the crawl space.  is this a deal breaker?

@Jason Wray if I register an LLC on Florida's website, do i still need to designate a registered Agent since I live out of state?

What is the best business bank account for out of state real estate investing?   I need a business bank account that will allow me to track all my expenses easily for an out of state property.  Thanks!

I live in Virginia, and need to create an LLC in Florida. What's the best company to use to form an LLC in Florida? I heard Legalzoom, and Zen business. Any recos?
