I’m thinking about putting in an offer on a duplex.  Both units are currently occupied with leases expiring in Dec 2024 and June 2025 respectively.  In general should I try to stay away from tenant occupied units or if it’s a good deal should I just go for it?  Also any tips on how to deal with tenants from a previous owner?

@Mark Peeples it's buy and hold and rent out to tenants as a mid-term rental unit.

Newbie here.  I may make an offer on a property that's been sitting for over 80 days. It's a duplex unit priced at around $325K.  Given the fact that's this property has been sitting for a while, what's a strategy for making a first offer?   20% discount from the current sale price?  or 25% discount?  and then if they say no, do I wait a few weeks and then increase my offer by 5% until they accept?

I found a triplex for sale that has been fully renovated for $480K.  I want to see if I can acquire this property via seller financing.  I’m completely new to investing and to creative financing.  If the seller is open to seller financing, I was thinking of putting in a full price offer with 10% down and maybe terms of 30 years with 4% interest rate.  Does this sound like a reasonable offer to a seller?   if not, what would be reasonable terms that a seller might agree to?

I'm thinking about purchasing a 2-story duplex.    What are the disadvantages of buying a 2-story duplex?  Is it a bad layout?  Do the tenants downstairs often complain about the tenants upstairs?  Should i just focus on buying side-by-side duplexes?  

Hello, Anyone have experience with doing a rehab on a long distance property?  I live in Virginia and looking to purchase a duplex in Texas. The duplex needs about $25K in work (update flooring, update the kitchen, update the bathrooms, paint the walls).  What are things i need to consider when attempting to re-hab the property when it's a long distance?
